Legal & compliance

Regulated. Registered. Accountable.

Not a checkbox exercise — it's central to how RENTL works. Here's exactly who we are and how we're regulated.

Tenant Fees Act 2019

What we can — and can't — charge

PermittedDetail
RentAs agreed and advertised — no bidding above the listed price
DepositCapped at 5 weeks' rent (6 weeks if annual rent exceeds £50,000)
Holding depositCapped at 1 week's rent, deducted from the first month if you proceed
Late rentInterest only, after 14 days late, capped at 3% above Bank of England base rate
Lost keysReasonable, evidenced replacement cost only

Everything else — admin fees, viewing fees, referencing fees, check-out fees — is banned by law. You'll never be asked for them here.

Renters' Rights Act 2025

The headline changes

No more Section 21

"No-fault" evictions were abolished on 1 May 2026. We can only end a tenancy through a proper legal ground.

All tenancies are periodic

No more fixed-term contracts. Every tenancy now rolls month to month.

No rent bidding

A property is advertised at one price, and that's the price.
